Linen can become the critical path in an Airbnb turnover. The apartment may be clean, but check-in cannot proceed if bedding is still drying, a duvet cover is stained or the correct towel sizes are at another property.
A reliable system treats linen as tracked inventory, not a last-minute laundry task.
Map every sleeping arrangement
Record the setup for each property:
- Bed sizes and number of pillows
- Sofa beds or occasional sleeping spaces
- Maximum guest capacity
- Towels supplied per guest
- Bath mats and kitchen linen
- Mattress and pillow protectors
- Seasonal blankets or throws
Photographs of the finished bed help cleaners reproduce the presentation, but a written inventory is still necessary.
Hold enough complete sets
One set on the bed and one in the wash provides little resilience. Back-to-back bookings, rejected stained items, equipment failure or delayed collection can immediately create a shortage.
Choose the stock level using:
- Number of beds
- Typical changeover frequency
- Laundry turnaround time
- Whether washing happens on-site or off-site
- Delivery schedule
- Peak occupancy
- Replacement lead time
Count complete usable sets, not individual items in mixed cupboards. A stack of sheets is not useful if there are no matching duvet covers.
Separate clean, used and rejected linen
Use distinct, labelled storage:
- Guest-ready clean stock
- Used linen awaiting collection or washing
- Items requiring stain treatment
- Damaged or retired items
- Owner or maintenance textiles
Never place used bags beside clean stock without clear separation. Closed, dry storage protects clean linen from dust, moisture and accidental use.
Start linen work early in the turnover
Airbnb’s host guidance recommends stripping beds and starting laundry early when washing on-site. The current cleaning strategy guidance also stresses fresh, stain-free linen and towels.
A practical sequence is:
- Inspect bedrooms before stripping.
- Check for guest belongings or damage.
- Sort linen without shaking it unnecessarily.
- Start the laundry or prepare collection bags.
- Inspect mattress and pillow protectors.
- Clean the room.
- Inspect the fresh set in good light.
- Make the bed to the property standard.
Create a rejection standard
Agree what makes an item unsuitable for guests:
- Visible stains
- Tears, thinning or damaged seams
- Persistent odour
- Heavy pilling
- Broken fastenings
- Incorrect size or mismatched presentation
Do not hide marks beneath pillows or folds. Remove rejected items from guest-ready stock and report them immediately.
Make laundry responsibility explicit
Document:
- Who collects and delivers
- Collection cut-off times
- Whether weekends and bank holidays differ
- How bags are labelled by property and size
- Who checks returned quality
- What happens when items are missing
- Who approves replacements
- Whether emergency stock is available
For on-site laundry, include machine capacity, cycle time, drying method, utility access and noise restrictions. Never overload equipment to save time.
Track stock with a simple count
A basic linen sheet can record:

- Position of throws or cushions
- Where spare linen is stored
Use a reference photograph for every bed configuration. Avoid decorative arrangements that add substantial turnover time without improving the guest experience.
Plan for exceptions
Create a response for:
- Early check-in requests
- Same-day bookings
- Laundry service delays
- Stained complete sets
- Extra guests
- Sofa-bed use
- Equipment breakdown
The solution may involve declining an early arrival rather than rushing an incomplete turnover. Accurate readiness is more valuable than an optimistic promise.
